Kendall Schnieder has been in the commercial real estate finance business since the mid 90&#8242;s and has a very close working relationship with some very aggressive banks.</p><p>Monday June 11, 2009</p><p>The USDA B&amp;I lending program might be just right for you the time you need gas station financing.</p><p>Is your request for gas station financing the &#8220;Cream of the Crop?&#8221; Do you have a FICO score of 800+, 50% down, and 25 years of management experience? If not, then the next time you want to apply for gas station financing, you need to look beyond in-house lenders such a banks or savings and loan type lenders.</p><p>There are many financial instruments that are used for funding gas stations and convenience stores, the problem is find a lender that first of all knows the gas station financing business, and second, is in a position to shop various lending resources for the best funding program. Most lenders are employees that work for a bank or lender, and they normally have a set of underwriting guidelines that do not fit all circumstances. So they go by the numbers and know that if there are fifty applications for gas station financing, that one or two will be funded. And that is all they want, because those two applications will be the cream of the crop, and usually very safe loans. But what happens to the other 48 applications? That is what we want to talk about in this article.</p><p>Many gas stations are located in rural areas, meaning that they are not located close to a metropolitan city, and are located in town with fewer than 50,000 population. Gas station financing in these areas becomes more difficult for many reasons, none of which are directly tied to the business, but to underwriting guidelines. It is also important to understand that financing for gas stations is improving, and funds are becoming more available. One point that I want to make here is that this &#8216;loosening&#8217; of funds for financing gas stations specifically, is not going to be long term. Part of the world plan on energy is to do away with natural resources, such as oil, and so there is going to be a lot of pressure to remove gas stations and go to alternative fuel sources. However, please be assured that once you do get your financing, they can&#8217;t take it away. So now is the time to do your strategic planning, and it will benefit you in the long run. Also know that the dollars you invest today will be cheap dollars when compared to the cost of investing five years, ten years from now.</p><p>One of the gas station financing programs that is available now, is the federal government&#8217;s USDA Business &amp; Industry (B&amp;I) loan program. It is somewhat similar the SBA&#8217;s loan programs, but is designed for rural area gas station financing. It appears that the B&amp;I commercial real estate loan program may very well be improving and, as a result, there may be some new and significant lending opportunities, possible changes include:</p><p>§ USDA like SBA will likely have some 90% guarantees in its stimulus funds</p><p>§ USDA like SBA will likely pay some borrower fees and may reduce some borrower fee to 1% (from 2%)</p><p>§ USDA will publish its stimulus rules for lenders to follow by June 1, 2009</p><p>§ USDA stimulus funds will be delegated to the state for local approval.</p><p>To get the biggest bang for the buck and get the stimulus dollars flowing, the USDA B&amp;I may give lenders the loan guarantee during construction as SBA does. Different, perhaps, and for some people a change to a more healthful diet requires big adjustments &#8212; in the foods they buy, where they eat out, and how they prepare their choices. The rewards, however, are many, including improved mood, more energy, enhanced immune system, better concentration, and invigorated sex drive, to name but a few.</p><p>I&#8217;ve found that laying down a few basic but critical guidelines for a healthful diet, and then tweaking them for individual patients, works much better than expecting people to follow a complicated program that involves counting grams of carbohydrates or protein, weighing foods, referring to charts, or combining certain items in complicated ratios. That being said, here are my lists of &#8220;Positive Foods&#8221; and &#8220;Foods to Avoid.&#8221;</p><p>Positive Foods</p><p>Sweets. In moderation, natural sugars such as rice syrup, date sugar, pure Vermont syrup, unsulfured blackstrap molasses, and unfiltered honey are all acceptable. An herbal sweetener &#8212; that has nearly no calories &#8212; is stevia, which can be found in health food stores and increasingly in mainstream grocery stores.</p><p>Fats. Some fats are healthy and instrumental in maintaining mental health, especially omega-3 fatty acids. When you choose oil for cooking, your best choice is probably cold-pressed olive oil. Butter and other saturated fats (like coconut oil, but not margarine that contains transfatty acids) may be used in moderate amounts. I suggest you avoid fried foods (especially deep-fried).</p><p>Whole fruits and vegetables. Whenever possible, choose fresh, organic fruits and vegetables and eat at least five to seven servings daily. To derive the most benefit from these rich sources of vitamins, minerals, fiber, and carbohydrates, eat them in as pure a state as possible, preferably raw or lightly steamed. (Sorry, deep-fried potatoes and onion rings don&#8217;t count as servings of whole vegetables.) Fruit and vegetable juices are good as well, and if you have a juicer, please learn how to make your own fresh juices, remembering to drink the pulp as well!</p><p>Whole grains and cereals. Whole grains and cereals (organic if possible) are excellent sources of complex carbohydrates. These foods include whole grains, brown rice, and unprocessed cereals. Complex carbohydrates break down gradually and provide a more steady supply of glucose &#8212; brain fuel &#8212; thus helping maintain an even or calmer mood. Simple carbohydrates, however, such as those found in sugary foods or those made with white flour, metabolize rapidly, contributing to and causing mood swings and energy highs and lows. Also, be aware that some grains and even other whole-food starches may be problematic for some people.</p><p>Beans, legumes, nuts, and seeds. Choose organic foods in this important category as well. Foods in this group are excellent sources of protein, especially for people who want to reduce or eliminate animal protein. Beans, legumes, nuts, and seeds are also high in fiber and many nutrients. Also in this category are tofu and other forms of fermented soybeans (miso, tempeh) and flaxseed.</p><p>Eggs and dairy. Eggs and dairy foods &#8212; milk, cheese, butter, cream, and yogurt &#8212; are good sources of protein, calcium, and other important nutrients. They are also rich sources of saturated fat, which may be fine for many people. The major concern I have about eggs and dairy relates to whether hormones were used in raising the animals; whether or not they were given foods containing pesticides, antibiotics, toxic minerals, or other chemicals; and whether the animals were confined to inhumane cages. Soft-boiled eggs are best because heat is applied without exposure to oxygen, thus reducing free radical damage. I recommend organic eggs and dairy products and prefer nonhomogenized milk. Although pasteurization of milk products is the norm today in order to eliminate harmful bacteria, certified raw milk is preferred in areas where it is available, provided the cows are clean and hygienic principles are used in caring for them. If you are lactose-intolerant because of a deficiency of the enzyme lactase, or you choose not to consume dairy items, nondairy foods may be used. These include products made from soy, rice, or nuts, such as soy milk, rice milk, and almond milk; cheese made from these &#8220;milks&#8221;; and nondairy desserts. These &#8220;dairy&#8221; foods are also good sources of protein.</p><p>Organic meats and poultry. Despite a push for people to eat more fish, meat and poultry continue to be major sources of animal protein for many people. For patients who eat meat, I recommend organically raised products, which are virtually free of hormones, pesticides, antibiotics, and other unnatural additives, all of which can have a detrimental effect on mood and general health. Such meat and poultry choices are slowly becoming more accessible and typically are available in natural and whole-food stores. Meats and poultry are sources of methionine, which is critical for methylation; this amino acid is difficult to get from plant-based sources.</p><p>Fish and shellfish. Fish and shellfish can be excellent sources of protein and omega-3 fatty acids, if you make judicious choices. I&#8217;m calling for &#8220;judicious choices&#8221; because of the persistent and very real problem of mercury, pesticides, PCBs, and other contamination of the fish supply. Fish that I tend to recommend that are high in omega-3 fatty acids, but relatively low in mercury, are wild Alaskan salmon and sardines. I am wary about farm-raised fish because some studies indicate that they are high in PCBs and other contaminants. The smaller the fish (say, sardines), the less likely they are to accumulate mercury. But if you eat fish fairly frequently, I recommend that you have your blood mercury levels checked, because there is no way to guarantee the fish you eat regularly is not contaminated. Everyone whom I have checked for mercury who eats sushi more than once a week is quite high in it. Swordfish, king mackerel, shark, and most tuna tend to be quite high in mercury.</p><p>I would like you to consider two factors when choosing foods from this list. One, do you have any reactions to these foods that may be contributing to or causing your depression? Two, do you have any specific food preferences based on religious, ethical, and/or moral beliefs? If you are a vegetarian, for example, you will not select meat, poultry, or fish, so you will need to choose other protein-rich foods such as soy products, legumes, beans, seeds, and, depending on the type of vegetarian diet you follow, eggs and/or dairy.</p><p>Foods to Avoid</p><p>Most of the foods included in this list should come as no surprise to you. In most cases, foods on the &#8220;Avoid&#8221; list have been highly refined and processed. Fortunately, for every food you should avoid, there is a healthy alternative on the &#8220;Positive Foods&#8221; list. You may find that the &#8220;Avoid&#8221; list reads like your current grocery list; or you may discover that only one or two categories apply to you. Next time you&#8217;re in the grocery store, here are the items you want to skip:</p><p>Sugar. Avoid all foods that contain added sugar, such as soda, candy, cakes, ketchup, some breakfast cereals, and so on. Become a label reader. If sugar (or one of its companions, such as corn syrup) is one of the first few ingredients, put the item back on the shelf! Sugar can give you a burst of energy, but in the long run it can leave you depressed and tired.</p><p>White-flour products. Just say no to white bread, white pasta, and other products that use white flour, including many crackers, rolls and bagels, refrigerator biscuits, pizza dough, and baked goods. Also avoid white rice. These overly processed food products have been stripped of their nutritional value, and then they are &#8220;enriched&#8221; with some nutrients, along with synthetic additives.</p><p>Alcohol. This includes beer, wine, and liquor. People often forget that alcohol is a depressant, even though it provides an initial kick. Drinking alcohol can also disturb your sleep, which is a problem with many people who are depressed.</p><p>Caffeine. Avoid coffee, tea, colas, and chocolate. (Okay, you can have a limited amount of organic dark chocolate on occasion.) If you must have coffee, choose an organic coffee, since most coffees are high in pesticides. Decaffeinated coffee is fine for most people, provided that it is organic and does not use toxic chemicals in processing.</p><p>Hydrogenated fats. Hydrogenated fats are oils to which hydrogen atoms have been added in the factory in order to harden them and improve shelf life. These hydrogenated oils or fats contain high concentrations of trans-fatty acids, which have recently been clearly shown to disrupt fatty acid metabolism in the body and cause serious disease. Hydrogenated fats are found primarily in margarines, snack foods (potato chips, corn chips), crackers and cookies, baked products, and fast foods. When you read ingredient labels, look for the words hydrogenated, partially hydrogenated, margarine, or shortening, which indicate the presence of trans-fatty acids, or look at the nutritional panel for the percentage of trans-fat in the product. Beginning January 2006, food manufacturers were required to list trans-fat content on labels.</p><p>Chemical food additives. To avoid artificial preservatives, flavorings, colors, and sweeteners, you need to read labels. Not all labels list all the chemicals in the food item, but the general rule is: If the product has been processed, it probably contains chemicals. For example, artificial preservatives such as BHA, BHT, nitrites, monosodium glutamate, and nitrates are often seen in cereals, breads, frozen dinners, boxed meals, and crackers. All foods containing artificial colors (such as red dye 40) or artificial flavorings should be avoided. Artificial additives can cause various adverse reactions, including mood swings, depression, fatigue, headache, rash, aggression, irritability, and attention difficulties, among others. I believe all artificial sweeteners, including saccharine, aspartame, and sucralose, should be avoided. In particular, avoid diet sodas containing aspartame.</p><p>Fluoride. Do not drink fluoridated water or tap water (unless filtered) or use fluoridated toothpaste. Despite the popularity of fluoride dental treatments for both adults and children, I strongly recommend you not get them. Also, avoid fluoridated vitamins for children. There are a number of excellent books and websites that clearly document the lack of efficacy and dangers of fluoride ingestion and fluoride use. If you live in an area where the tap water is fluoridated and you want to drink the tap water but not the fluoride, you need to use a water filter with a reverse osmosis component; carbon filters will not remove fluoride.</p><p>Chloride. Do not drink chlorinated water (unless the chlorine has been filtered out), as chlorine is toxic. src="http://dtc06vozptoma.cloudfront.net/wp-content/uploads/cc/What_Are_Five_Alternative_Energy_Sources52.jpg" alt='What Are Five Alternative Energy Sources' /></a></div><p>Rainforest Action Network Campaign Director Sarah Connolly and Global Exchange Campaign Director Mike Hudema recently commended Ford Motor Company’s announcement that it would team with Southern California Edison to build as many as 20 plug-in hybrid electric vehicle prototypes by 2009.</p><p>Earlier, Southern California Edison Co. and Ford Motor Co. announced a partnership that included a multimillion-dollar test of plug-in hybrids. Plug-ins are said to be the next-generation development of the current crop of gasoline-electric hybrids.</p><p>In addition to saving gas, Ford and Edison said, increased use of plug-in vehicles would lower greenhouse gas emissions and reduce American dependence on imported oil. The partnership will explore how plug-in hybrids would operate on a day-to-day basis and how they would fit into the state&#8217;s electricity grid.</p><p>“We applaud Ford’s bold commitment to build the first ever road-ready, consumer-class plug-in hybrid electric vehicle. Consumers have been waiting a long time for an automaker to offer the next generation of ultra-fuel-efficient, gasoline-optional cars. Plug-in hybrids could very well be the key to breaking America’s destructive oil addiction by giving consumers a viable alternative to the gas-guzzling cars and trucks currently clogging our roads and polluting our atmosphere,” noted Connolly.</p><p>She added, “Plug-in vehicles, which use proven technology that is capable of achieving over 100 miles per gallon, make the U.S. Senate’s goal of 35 miles per gallon by 2020 seem painfully conservative. We are encouraged by what appears to be a sincere effort by Ford and Southern California Edison to chip away at the auto industry’s longstanding relationship with Big Oil. By being the first automaker to put a plug-in hybrid on the road, Ford is leaving its competitors in the dust.”</p><p>The Dearborn automaker wants to investigate ways to bring down the cost of the vehicles, including by using an innovative technology that allows plug-in vehicles to return unused power to the grid during periods of peak demand. &#8216;They understand the grid, we understand the vehicles and together we can figure out how to optimize the system,&#8217; said Susan M. Cischke, Ford&#8217;s senior vice president for sustainability, environment and safety engineering.</p><p>The partnership is entitled to grab hold of the Ford door handle to open more opportunities environment- and profit-wise. Under the partnership, Ford will supply a batch of its Escape SUV hybrids for Edison to use. At a later date, it will provide plug-in versions of the vehicle to the utility for testing.</p><p>&#8216;We&#8217;re taking this beyond laboratory-scale work to a systematic evaluation of its impact&#8217; on the grid, said John Bryson, chief executive of Edison&#8217;s parent company, Edison International. Edison serves almost five million residential and business customers in the Los Angeles Basin and parts of the coast and Central Valley.</p><p>Ford Chief Executive Alan Mulally said earlier this year that he wanted his company to embrace &#8216;green&#8217; technologies. Ford was the first U.S. automaker to add a hybrid to its lineup when it introduced the hybrid version of the Escape.</p><p>“Powering America’s cars by electricity rather than oil will help America kick its oil addiction once and for all. Yet, despite the hope raised by today’s announcement, plenty of work remains. Utilities must earnestly begin the shift away from dirty coal and toward renewable energy sources. The announcement came at a press conference where Ford and Southern California Edison formally announced their partnership towards the future of PHEVs.</p><p>“Within five to ten years we will start to see this technology in our hands,” said Mulally. When asked whether Ford plug-in vehicles will be available on their dealerships, the Ford CEO answered “Yes. Sure.”</p><p>According to Mulally, the production of practical plug-in hybrid vehicles depends on how long it takes for them to produce a practical lithium-ion battery pack for automotive application. Lithium-ion battery packs are seen as focal point of plug-in hybrid vehicles of the future.</p><p>PHEVs are essentially hybrid vehicles, having a powertrain composed of an internal combustion engine and an electric motor. What drives the electric motor is the battery pack. A PHEV is a hybrid with a plug-in capability. This means that its battery pack can be recharged by plugging it into an electrical socket.</p><p>Lithium-ion batteries are powerful energy storage devices which mean they can store power which can power a vehicle over long distances. This means that for car owners driving around the city everyday, the need to refill their tanks with petroleum fuel will be virtually eliminated.</p><p>This advantage of PHEVs is what Ford and Edison are looking to exploit. The working relationship between the two companies is expected to find solutions to problems posed on the mass production of PHEVs. But with complete dedication on the part of the two companies, we may soon see numerous Ford fender-equipped Ford PHEVs in our roads.</p><p>The partnership between the second largest American automaker and the second largest American electric utility company has already received praises from different groups. One of the groups which have commended this joint venture of Ford and Edison is the Freedom from Oil Campaign. According to Rainforest Action Network Campaign Director Sarah Connolly and Global Exchange Campaign Director Mike Huderna:</p><p>“We applaud Ford’s bold commitment to build the first ever road-ready, consumer-class plug-in hybrid electric vehicle. Consumers have been waiting a long time for an automaker to offer the next generation of ultra-fuel-efficient, gasoline-optional cars. Plug-in hybrids could very well be the key to breaking America’s destructive oil addiction by giving consumers a viable alternative to the gas-guzzling cars and trucks currently clogging our roads and polluting our atmosphere.”</p><p>The environmental group also stressed that the partnership encourages their effort to take steps to further protect the environment. “Plug-in vehicles, which use proven technology that is capable of achieving over 100 miles per gallon, make the U.S. Senate’s goal of 35 miles per gallon by 2020 seem painfully conservative. We are encouraged by what appears to be a sincere effort by Ford and Southern California Edison to chip away at the auto industry’s longstanding relationship with Big Oil. He spoke of the need to change the whole industry, its infrastructure and on like that&#8230; AFTER the technology is devised.</p><p>So, if you have someone with as much guts and integrity and honest patriotism as Colonel Wilkerson displayed who is nevertheless on stage talking about these false statements about the future of alternative energy then perhaps it really is that he just doesn&#8217;t know. And that only means that the oil industry and other such &#8220;experts&#8221; have done an excellent job in keeping the public misinformed.</p><p>Because it won&#8217;t take 75 years or one year. Because we have it now. I guess the industry will just have to change to keep up with the people. But there are quite a few creative and innovative participants in Water4Gas all around the world who are helping in their own unique ways to push this new technology up as high as we can take it in the very near future. As of right now at a standard where pretty much anybody with technical skill or little can assemble and install the system and take their vehicel out on the road with a gas/hydrogen hybrid car.</p><p>So there are those who are actively working on creating the smoke screen and some may have gotten blinded by it and some of those are telling everyone that all they see is the smoke. They can make the difference between getting ahead&#8230; or just getting by. And in times like these, understanding them can make the essential difference in your business&#8217;s survival.</p><p>Here, we&#8217;ll explore what they are &#8211; and how you can put them to work for you in your own business. These principles form the basis for most success in business achieved by entrepreneurs, business owners, business managers, and professionals. Without following them at least to some extent, you&#8217;ll find business to be a struggle &#8211; and much less rewarding than it could be.</p><p>As you read this, see how well your own thinking and actions in business stack up to these five core principles:</p><p>1) Profits are essential for your business to succeed &#8211; they are what pays you.</p><p>You don&#8217;t have to look far to find examples of businesses imploding due to lack of profits. (The current banking and financial crisis immediately comes to mind&#8230; Or, remember the dot-com bubble?&#8230; the spend, spend, spend your way to market share type of thinking.) And, those are just some larger, more visible examples&#8230; small businesses are at even more risk.</p><p>Ultimately, profits are the essential key ingredient for business survival &#8211; and your focus on them is key. The very existence of your business depends on a steady-stream of profits&#8230; to pay your bills&#8230; your salary&#8230; your employees&#8230; your vendors and suppliers&#8230; and to secure your financial future.</p><p>Profits make the difference between the success or failure of your enterprise. They are the fruits of your labor and the essence of why you&#8217;re in business. Without profits (or deep pockets), you can&#8217;t last long.</p><p>2) Most businesses miss profit opportunities on almost every transaction or customer/client relationship &#8211; and are limiting their incomes without even knowing it.</p><p>Here again, you won&#8217;t have to look far for examples. Just think of all the leads that don&#8217;t get proper follow-up, the customers/clients that receive only occasional communications (if any), the up-sells, cross-sells and add-on sales that could have been part of a given transaction, the unrealized intangible opportunities that exist in your customer/client or vendor/supplier relationships &#8211; and you can begin to see a sad pattern.</p><p>It&#8217;s a pattern of profit opportunities gone by&#8230; wasted utilization of assets&#8230; or under-realized profit potential in your transactions. In many cases, business owners, managers and professionals are completely unaware of their lost profit opportunities.</p><p>Make your expenditure of time, energy, capital, and resources produce more for you &#8211; and capture the money that most businesses miss. Think about your sales, marketing, and advertising process as a total package &#8211; and create, test, and put in place processes that take advantage of strengths in your business.</p><p>3) Stability and security comes from creating a &#8220;Web of Profits&#8221; in your business.</p><p>Do you have a number of different sources within your business to support you? Or, are you relying on only a few? Or, even worse, relying on only ONE primary source of profit?</p><p>The majority of businesses rely on fewer than five profit sources &#8211; and think in terms of &#8220;profit centers.&#8221; In other words, a collection of different channels of profit from individual sales of products or services (retail), bulk sales (wholesale), joint ventures, ownership interests, licensing and/or other arrangements, and so on.</p><p>But, when you create a &#8220;Web of Profits&#8221; in your business &#8211; that is, an interconnected approach that integrates a variety of profit sources and activities together into a single unit of functionality &#8211; you stand a better chance of leveraging your business in new ways.</p><p>4) The focus on Increasing Profits is more beneficial than the focus on Cost-Cutting.</p><p>In times of recession or economic crisis, sometimes cost-cutting is the only logical and sane option. If you&#8217;re bleeding&#8230; you stop the bleeding before anything else. But, when it comes to cost-cutting, the effect is temporary and fleeting. Once you&#8217;ve drastically reduced your expenses, any additional cost-cutting might hurt your business&#8217;s effectiveness and viability.</p><p>Crisis management aside, it&#8217;s much better to focus on getting more business, to create new profit sources, run better promotions, do better advertising and marketing, and generally operate your business in a more customer/client oriented way.</p><p>That&#8217;s what eases the pressure from high-costs&#8230; and provides you with what you need from your business. The thinking that goes into a profit-oriented focus and mindset can often provide innovative and inspirational breakthroughs in results.</p><p>5) Strategically plan for Profits &#8211; and take the specific action steps needed to implement your plan.</p><p>Being laser-focused on profits &#8211; rather than your strategic planning being primarily focused on revenue &#8211; takes you to the next level in your business plan. You&#8217;ll be able to see alternative profit possibilities &#8211; and the action steps needed &#8211; so you can build them directly into your plan.</p><p>By their very nature, business plans focus on the bottom-line &#8211; and usually they just focus on the obvious sources &#8211; not necessarily on the alternative profit possibilities. And it&#8217;s these alternative profits that most businesses miss&#8230; profits that could even eclipse what&#8217;s being produced by your current business activities.</p><p>Often, the biggest difference between those who are able to implement new profit sources and those who aren&#8217;t &#8211; is simply the willingness to identify what potential alternative profit sources exist&#8230; to prioritize the order in which you want to implement them&#8230; and to know exactly which action steps to take. Avoid refined carbohydrates, such as white bread and white sugar. These have a high glycemic index, which can cause spikes and dips in your blood sugar levels.</p><p>The right complex carbohydrates provide your brain and muscles with the steady flow of the energy they need. Grains are great sources of B vitamins, which aid in the metabolic production of energy. Natural whole grain breads and cereals are good carbohydrate choices for breakfast.</p><p>For the best breakfast, add a lowfat protein, such as yogurt, cottage cheese, or skim milk, and watch your fat intake as well as your meat consumption (since meat takes more energy to digest).</p><p>Mid morning snack</p><p>Turns out, snacking may not be such a bad idea. Eating every few hours helps your body use nutrients more efficiently. It stimulates your metabolism, keeps your blood sugar levels steady, reduces stress on your digestive system, and decreases hunger, which means you will be less likely to overeat when mealtime finally rolls around.</p><p>If you are craving carbs, which many of us do at this time of day, choose whole grain bread, cereal, or fruit.</p><p>Fruits and vegetables deliver a lowfat, high fiber alternative to the vending machine choices. Raw carrots and sugar snap peas, for example, provide a crisp, satisfying crunch and will not zap your energy. Challenge yourself to eat at least five servings of fruits and vegetables each day.</p><p>For maximum energy throughout the day, avoid foods that are laden with simple sugars, such as cookies, pastries, candy bars, and sodas, which can bring on erratic blood sugar levels.</p><p>Instead, try some lean protein (lowfat yogurt, cottage cheese or lean meat) to help tide you over until lunch.</p><p>Lunch</p><p>At midday, go light. Because a hefty helping of carbohydrates can increase the amount of seratonin in the brain and cause that sleepy feeling, focus on lowfat protein.</p><p>Protein can actually raise energy levels by increasing brain chemicals called catecholamines. Eat a lunch of lowfat cheese, fish, lean meat, poultry, or tofu.</p><p>Mid afternoon snack</p><p>Choose something that will keep you satisfied until dinner. A little bit of fat is fine. It gives those carbohydrates and proteins some staying power. Try a bit of all natural peanut butter and a few crackers, for example.</p><p>Before your workout</p><p>Carbohydrates are fastest to digest and pack quick energy. Add protein for staying power, but stay away from fats. They can make you cramp.</p><p>Dinner</p><p>The agenda for the evening can dictate what you will eat for dinner. Need to stay on overdrive for a couple of hours? Choose lowfat proteins. If you are in relax mode, indulge a little.</p><p>Whatever is on the menu, remember the Pie Test. Envision your plate as a pie. Seventy five percent of the pie should be filled with fruits, vegetables, and grains and 25 percent with other foods, such as diary products and meat.</p><p>Before bed</p><p>Before turning in, a carbohydrate rich snack can supply seratonin to help you fall asleep.
